Burnham Market is a historic village with a very strong and well preserved architectural character that attracts tourists.
Architectural
This plot was purchased by our client with Planning Permission in place. We were appointed to redesign the internal layout to enhance accommodation and revised the exterior to reflect local architectural character and blend seamlessly into its setting. This resulted in a more attractive dwelling with increased floor area, all within the approved design.
An issue that needed to be considered were the constraints of the site. The site was small and had limited access, meaning that the design team needed to consider the buildability of the project within the confined space. The use of large delivery vehicles and cranes was not possible and therefore building elements needed to be kept small where possible. This was particularly relevant to the design of the roof which was constructed with steel purlins supported off masonry cross walls rather than prefabricated trusses.
Sustainability
The new dwelling adopts a fabric-first approach, featuring highly insulated cavity walls and energy efficient timber doors and windows to enhance thermal performance. This was further supported by roof mounted photovoltaic and solar thermal panels, resulting in a 20% improvement over Building Regulations standards. The completed home achieved an energy efficiency rating of 86 (Band B).
A waste prevention strategy, led by the contractor, focused on precise material ordering and a 'return to supplier' policy where feasible. Deliveries were carefully verified against delivery notes to ensure accuracy and suitability. Surplus materials were returned to the contractor’s yard for reuse on future projects, minimising waste and preventing unnecessary landfill.
