Common Road, Snettisham Phase 2

Affordable Housing Scheme

Although this development is 500 yards away from the Phase 1 Snettisham site, we did not replicate that design due to this area being closely linked with the village settlement and adjacent to a modern residential estate. It was decided to reflect this style but to use materials utilised elsewhere around the village and incorporate detailing from nearby homes. This phase consisted of a mix of; two, three and four bedroom family houses.

Sustainability
The contractor adopted a Modern Method of Construction, using Stewart Milne's open panel timber frame system with pre-manufactured floor cassettes. This approach allowed for enhanced thermal performance through wider studs accommodating higher levels of insulation, while maintaining a service core for construction efficiency. These fabric first principles, combined with the use of air source heat pumps which is essential in a village without mains gas, enabled the scheme to meet Code for Sustainable Homes Level 3, achieving strong energy efficiency and low carbon performance.

The project was registered for the Considerate Constructor Scheme and achieved a score of 32 which showed that the project was built to a standard ‘beyond best practice’. It was also kept within the contract budget and completed on time.
