Affordable Housing Scheme

Thieves Bridge Road, Watlington, was originally allocated as a general housing site but the landowner was committed to delivering much needed affordable homes for the local community. Working with Freebridge Community Housing, the project delivered 40 affordable homes, including a mix of affordable rent and shared ownership properties alongside accessible, adaptable and wheelchair adaptable accommodation.

A fabric first approach and closed panel timber frame construction provided high levels of insulation, reduced waste and helped shorten the construction programme. Air source heat pumps and photovoltaic panels were incorporated to reduce energy consumption and running costs for residents.

The development also provides valuable biodiversity enhancements, including native planting, a community orchard, wildlife corridors and sensitively designed watercourses.

Close collaboration between the client, design team, contractor, engineers and Building Control was key to overcoming challenges and maintaining quality throughout the project. Innovative solutions were developed for site drainage, including swales and new watercourses while excavated gravel was reused on site to reduce imported materials and costs. Regular site inspections and ongoing communication ensured the works were delivered safely, efficiently and to a high standard.

The completed development provides high-quality, energy efficient affordable homes that respond to local housing need while creating lasting environmental and community benefits for Watlington.
